THIS is the shape of things to come for business at the new Rombourne Expansion Park at Langstone.
The park – which houses the first ever purpose-built serviced office centre in the Newport area – is taking shape rapidly, with two new office buildings joining the Merlin House Business Centre on site.
The 5,400 sq ft Excalibur house is already completed, while construction on the three-storey, 30,000 sq ft Guinevere House is well underway.
The 3.4-acre £20m scheme, just off Junction 24 of the M4 at Langstone, has attracted businesses from many parts of Wales, the West Country, the Midlands and further afield. When completed, it is expected to provide employment for at least 1,000 people.
Almost 30 companies have already set up home at Merlin House which, like the rest of the business park, is being built and managed by South Wales based property specialists Rombourne Ltd.
The two-storey, fully air-conditioned serviced office complex will ultimately house 230 work stations and up to 50 different businesses.
Companies already using Merlin House as a business base include accountancy practices, IT firms, communications specialists, recruitment, educational training, healthcare and engineering companies.
Some of them have deliberately chosen to work out of Langstone, turning down opportunities to be based in Bristol, Cardiff and the Midlands in favour of the Gwent location.
A whole range of other businesses also operate out of the building using the Rombourne virtual office service in which companies of all sizes use the serviced office business centre as a base – with its expert reception and administrative front-of-house services – but work elsewhere.
Rombourne operations director Ceri Corney added: “Ease of access is one of the biggest attractions for many of our clients, some of whom originally looked at moving to Bristol or Cardiff, but decided on Langstone because Merlin House is so well placed.
“Not only is the business centre literally two minutes from the M4, but it is also just a few miles from the Second Severn Crossing and, of course, rents are a lot better value than on the other side of the Severn Bridge.”
