Further Expansion Underway At Business Park

WORK has begun on a new 11,000 sq ft office development at the Langstone Business Park, near Newport.
The building is the latest addition to the 3.4-acre business park scheme off Junction 24 of the M4 which has attracted businesses from many parts of Wales, the West Country, the Midlands and further afield.
The latest building – to be named Galahad House – is part of the £20m development being created at Langstone by the privately-owned South Wales-based property specialists Rombourne Ltd.
The two-storey, fully air-conditioned office centre will be able to house up to 160 work stations. The fast-tracked construction will see the building completed and ready for occupation in March of next year.
More than 35 companies have already set up home at the business park in the Rombourne-managed fully-serviced Merlin House Business Centre. Once the development is completed, around 70 individual business will be operating there with more than 1,000 people expected to be employed.
Another 5,400 sq ft of office space is now available at Excalibur House, while the 30,000sq ft Guinevere House will be ready for occupation in January. All buildings are being constructed to Grade A specification.
Companies already using Langstone Park as a business base include accountancy practices, IT firms, communications specialists, recruitment, educational training, healthcare and engineering companies.
Some of them have deliberately chosen to work out of Langstone, turning down opportunities to be based in Bristol, Cardiff and the Midlands in favour of the Gwent location.
A whole range of other businesses also operate out of the development using the Rombourne virtual office service in which companies of all sizes use the serviced office business centre as a base – with its expert reception and administrative front-of-house services – but work elsewhere.
Rombourne property director Damian Stokes said: “Ease of access is one of the biggest attractions for many of our clients, some of whom originally looked at moving to Bristol or Cardiff, but decided on Langstone because of its strategic location.
“The business park is literally two minutes from the M4, and the North Bristol Business Park fringe just 15 minutes away. The centre of Cardiff can be reached in 20 minutes and with Newport on the doorstep, all three markets are easily covered.
“With rents at up to £13 per square foot lower than in central Bristol and plenty of free parking, it’s not difficult to see the attraction of Langstone as a business location.”
The joint selling agents for Guinevere House, Excalibur House and the new Galahad House are DTZ Debenham Tie Leung and Fletcher Morgan, who are currently marketing the developments.
