Affordable home for sale in Ammanford
By Andy Pearson
A semi-detached Gŵyr Homes property in Ammanford is to boost a scheme bringing affordable housing to Carmarthenshire families.
The new two bedroom house at Parc Fferws, Penybanc, is being offered for sale by Gŵyr Homes for just £70,368 – its normal price is £100,525.
Under the innovative Homebuy initiative, a first-time purchaser buys for 70% of the full price. Gŵyr Homes picks up 30% of the mortgage and receives 30% of the price should the purchaser sell in future.
Gŵyr Homes executive director Stuart Davies said that affordable homes were increasingly important.
He said: “We’re delighted to work with local developer Tai Dinefwr and we look forward to helping someone onto the housing ladder.
“The number of first-time buyers fell to a 30-year low in 2007 and numbers have failed to recover significantly.
“When fewer people buy their first home there’s a knock-on effect for the whole housing market and the economy generally.”
Research by The Home Builders Federation suggests that a typical first-time buyer would have to save every penny they earned for more than two years to get on the property ladder.
In response to this, Gŵyr Homes has been working in partnership with Tai Dinefwr and Carmarthenshire County Council to offer the Parc Fferws house under Homebuy.
The scheme allows the owner to buy the Gŵyr Homes portion at any time after a year but there is no obligation to buy this.
